How does your business work?
We are land investors/flippers. We buy land below market value then we also sell it below market value to someone that has a use for the land. Usually the properties that we buy are distressed. The owners need to get rid of the land quickly so we provide a service of buying their land outright with cash in the hopes that we can turn the land quickly ourselves.
How much do you pay for the land you buy?
Around 30 percent of the price that we reasonably think we can sell the property for, based on our research of the market in which the property is located.
Why only 30 percent?
Because we cover all expenses in both buying and reselling the property. It can add up to quite a bit. We need to be able to sell the property quickly and still leave room for profit.
Our costs include:
- Any delinquent taxes and fees owed on the property.
- Any HOA fees owned on the property
- All closing costs including lawyers’ fees and title search fees.
- All filing fees
- Expenses incurred If the land needs extra work like title clean up, or clean up at the land or other things to make the land more marketable.
- Marketing costs to sell the property to the end user.
- Miscellaneous expenses including overhead.
We must adjust for expected and unexpected expenses that we will have to pay.
Why do you sell land below market value?
To sell it quickly. Unless the land is prime it can be difficult to sell at full market value, months or even years may go by waiting on a buyer. Our business succeeds on quick land sale and our customers prefer quick sales.
Couldn’t I sell my land on the open market and get more for it?
Yes, you can. Of course, it will take longer, be much more trouble and cost you much more money up front. You can use a real estate agent but they get around 10 percent commission and raw land is not their specialty. They normally will not give raw land their attention because generally it is much less expensive and provides much less commission for them than a home or commercial property would.
But if you have the time and the money to sell it that way, that might be a better fit for you. We understand completely.
Do you buy land that is in probate?
Yes, we do! Many people inherit land that they have no use for.
What if I don’t have the deed to my property?
No problem if the title work comes back good. A new deed will be prepared at closing when it is conveyed to us even if you have your deed.
What if the title is not clear?
Sometimes, issues can be fixed. We will do everything we can to fix any issues.
I received a card from you in the mail. How did you get my name?
A part of our marketing strategy is to buy lists of tax delinquent land owners. Plus, tax records are pubic and can be viewed at the county courthouse or on line. We have found that if people get behind in their property taxes, it may be because they are having financial problems and need cash or it may be because they have no interest in their land and don’t want to pay the taxes any more. If this is the case, they are in danger of losing their property to the county in a tax sale. If that happens, their property will be auctioned off and they will most likely get nothing for their land. If we can help them by buying their land before this happens, then all is not lost.
What if for some reason you cannot buy my land outright for cash, can you still help me?
Yes, we may still be able to purchase your land by assigning it to another investor or buyer that we know. We have a list of people that are interested in buying property in the area that yours is located. We can offer it to them and sometimes get a sale almost immediately. It would work the same as if we buy it ourselves. The contract we have with you will be honored fully.
And if none of those take it, we sometimes offer to list your property in many places for free up to a year to find you a buyer. We promise that we work much harder at selling your land than a realty company because all that we deal in is raw land so every property is our number one priority.
Also, if you are willing to owner finance it to us, we may be able to pay you more for it and get cash coming your way immediately.
Purchasing your land ourselves with cash immediately is always our number one goal. But if for some reason that is not possible We will explore every option to help meet your needs and goals.
Under what circumstances would you not be willing to make a cash offer?
Sometimes due to market conditions a property is too risky for us to be willing to put cash into it. Sometimes the property itself causes it to be too risky to put cash into for example, if a property is landlocked. And sometimes because of where we are in our buying and selling cycle, there is no cash available to buy at that moment but we still want to be able to help people move their land..
If I let you make me an offer, am I under any obligation to sell my land to you?
